Planning Permission

Planning permission can be the difference between your ideal home and a nightmare start to your project.

An outline planning permission includes a drawing and some generic details of the proposed dwelling. The details do not need to identify things like the size of the insulation to be used, but should show the proposed cladding or external finish to the property.

When preparing a detailed planning application, drawings must be submitted to identify exactly how the dwelling will be built including things such as; the exact size and type of blockwork to be used, the thickness of the insulation and the type and style of roof covering to be used.

Conservation areas often differ in the planning requirements, but some if you speak to the council involved before making any applications then you will be able to get an idea of whether or not your proposals will be accepted, which could save you time and money in terms of appeals and further applications.

Beware! There are a number of agents that sell land as ‘future development opportunities’ or ‘some building potential’, but often these pieces of land have very little hope of ever having a planning application passed under the current legislation. If you are investigating the purchase of a plot of land without planning permission we would strongly advise you to discuss the possibility of an application being accepted prior to committing to making a purchase.
