Warranty for Selfbuild

If your build is mortgaged then it is likely that the mortgage company will require a suitable warranty to be in place before providing the mortgage. As well as the more well known companies there are alternative warranty provides.

Although your build is observed by your Building Control inspector, this does not form any kind of warranty on your project so it is likely that you will require both.

If your project is not mortgaged, then you will not have to have a warranty, however, if you were to sell the property, most mortgage companies will require that a warranty is provided (if it is sold within 10 years of being buitl) and your potential buyer may not be able to get a mortgage to buy your property if no warranty is in place.

The NHBC is a well known warranty provider (you may have seen that most housebuilders such as Barratts will use NHBC), but there are other suppliers available such as Local Authority Building Control Warranty (LABC) and Zurich.
