Reclaiming Your Tax

VAT releif is available for a variety of different projects, from a full self-build through to renovations and conversions. Unfortunately there is no VAT relief for basic DIY jobs at the minute!

Any builders, tradesmen or contractors that are registered for VAT should not charge a self-builder - all invoices and bills should be zero-rated to show that you are not being charged VAT. Those that are not registered for VAT should not charge anybody VAT.

Although converts can reclaim VAT in full from any purchases of materials, VAT-registered builders, tradesmen or contractors should still charge VAT at a reduced rate of just 5%. This charge of 5% VAT can not be reclaimed.

Reclaiming VAT for renovators can be a bit more complicated as not all renovators can reclaim their VAT. Regardless of the type of renovation VAT will have to be paid in full for materials. this often means that renovators employ non-VAT registered builders so that they can reduce the cost through the labour.
