What to do and where to start!
The council often have a big baring on what can and can not be done with building projects, even if they are not complete new-builds.
The frontage or appearance of the property is one of the main issues of concern for the council to ensure that it is in-keeping with the surrounding area and therefore the surrounding properties.
One of the best ways to help you decide on your project is to speak to the council directly. There is little point in you spending months (not to mention a lot of money) having an architect or designer draw up your plans, if the council are never going to accept them. That said, we don't mean that you should ask the council what to build, merely discuss your thoughts with them. If it really comes down to it, you do have the option to appeal against any refused permissions, but this can often be a long and costly process.
If you discuss your project with the council then you can get an idea of how they see the project progressing and any areas of real concern for them.
