So you've made the decision to build a house, now it's time to find your plot. Where should you start? Although not all estate agents sell land, the majority do so this could be your best starting point. Check out the windows of your local estate agents or use an online search like Rightmove.co.uk where there are houses and plots from a variety of different estate agents, but don't forget there are other agents that do not appear on websites like this.

Driving You Crazy?
Crazy as it might sound, driving around the areas that you would like to build in could help. Often people use estate agents that they know or have used for years, meaning that they might not necessarily be the same ones that you would look at, but if you drive around you might just spot a sign for your ideal plot.

Land Agents
There are other sources, like land agent websites such as www.plotfinder.net, although some of these charge for the privilage of using their services, but don't always offer you any more than you could find on the free estate agent websites.

Planning Ahead
If you have a specific area in mind you could also check the planning applications via your local council planning portal, if you see a planning application that is of interest you may be able to contact the agent to see if the plot is available for sale, although we would recommend caution on this approach as some people may fnd this tactic intrusive.

BEWARE THE PLOT WITH NO PERMISSION!
A building plot with no planning permission is always a big risk. Some unscrupulous land agents sell fields and other similar land as 'possible future use' when there is realistically little to no possibility of having a planning application accepted. That said, there are some plots available on the market that do have future potential. If you can find a plot with no permission it is likely that it will be at a much lower price than a plot with permission and if you can manage to obtain planning permission the value of the plot is almost certainly going to increase in value by a significant margin.
